Barrhaven was established in 1968 as a planned suburb of the former City of Nepean, and it has been growing steadily ever since. The appeal for families hasn't changed much: newer housing stock, a lot of townhouses and detached homes at prices below the city-wide average, and almost everything you need within a few minutes' drive. The Minto Recreation Complex on Cambrian Road, Chapman Mills Marketplace at Strandherd and Greenbank, and the CitiGate shopping area near Highway 416 (Costco included) mean most errands don't leave the suburb. It's bounded by the Greenbelt to the north, the Rideau River to the east and Highway 416 to the west, which also explains why the commute is almost always a question of which direction you're heading.
Longfields is the most "established-feeling" of the family communities here, south of Fallowfield Road between Greenbank and Woodroffe, and it's where most first-time family buyers end up looking. Active inventory is deep (roughly 60 to 65 listings at time of writing) and weighted toward townhouses: condos averaged about $396,000, townhouses about $560,000, and detached homes on the first page of listings ran from roughly $710,000 to $1.1 million. Longfields-Davidson Heights Secondary School serves the broader area, and it's close to the main shopping corridors, which is a lot of the appeal if you want to stay out of the car.
Chapman Mills is where Barrhaven's value story is clearest. It sits next to Chapman Mills Marketplace and Route 99 runs along Chapman Mills Drive, and townhouses are the main product: about 26 of 37 active listings, averaging roughly $523,000, with condos around $481,000. That low average is partly a mix effect, since only five detached homes were listed, though when they do come up they can run past $1.2 million. If your priority is walkability to shops, a short trip to the bus and the lowest entry price on this list, this is it.
Half Moon Bay is the newest growth area, still being built out along Cambrian Road, which means new construction is the norm rather than the exception. Townhomes ranged from roughly $379,000 to $691,000 (averaging around $583,000) and detached homes climbed to about $1.15 million. Half Moon Bay Public School opened in 2016 and Wazoson Public School opened in 2024, so families moving in get schools that are new rather than overcrowded, and the Minto Recreation Complex is on Cambrian Road nearby. The trade-off is that it's the furthest south, so the drive to downtown is the longest on this list.
Stonebridge is the move-up community, built around the Stonebridge Golf & Country Club, and it tends to feel quieter and more spacious than the townhouse-heavy areas around it. Inventory was very thin when we checked, only three listings, from a $575,000 townhouse to a $998,000 detached home, so treat that as a snapshot and not a market average. If this is the area you want, set up a saved search and expect to wait for the right listing.
Barrhaven East, which Zolo uses for the Woodroffe-to-Rideau stretch where Davidson Heights sits, is the most budget-friendly entry point: condos averaged about $366,000 and townhomes about $496,000, with townhomes topping out around $639,000. Of the 49 active listings Zolo reported, 19 were townhomes, 18 detached and 10 condos. It's the nearest of these five to the Rideau River and the Greenbelt side of Barrhaven, and it has the best mix of cheaper and mid-range options in one place.

Active-listing prices, October 2026. Averages by property type are more reliable than a single neighbourhood-wide average, because townhouse-heavy areas pull the blended number down.
Getting downtown from Barrhaven is a bus-or-car decision. The Strandherd Transitway station, which opened in 2007, anchors the bus network, and Route 99 runs along Chapman Mills Drive. The O-Train's Line 2 ends at Limebank station just east of Barrhaven, but there's no rail line inside Barrhaven itself, so rapid transit here still means the bus. By car, expect roughly 25 to 40 minutes to downtown depending on where you start and when you leave, and Highway 416 makes Kanata's tech corridor and the airport easy to reach from the west side.
On schools, Barrhaven has public, Catholic and French-language options at both the elementary and secondary levels, including John McCrae Secondary School and Longfields-Davidson Heights Secondary School. Catchment boundaries change, so confirm the school for any specific address with the school board before you make an offer.
The right Barrhaven community depends on your budget, your commute and how much space you need. We can show you current listings in each one and help you work out which fits your family.

Commute times are approximate. Stonebridge pricing reflects very few active listings and should be treated as directional. This post is general information, not financial advice; confirm school catchments and listing details before making an offer.
