Patient, Plain-Language Guidance

We explain every step in plain English — what a condition means, why a home inspection matters, what to look for during a showing. You'll never feel rushed or talked past. First-time buyers deserve the same level of service as anyone else at the table.

Deep Knowledge of Ottawa's Neighbourhoods

From first-time-friendly condos in Centretown to starter homes in Gloucester and Stittsville, we know where your budget goes furthest and which communities are worth paying a premium for. We match you to a neighbourhood, not just a price range.

Strong Negotiation in a Competitive Market

Ottawa's market moves fast. We help you write competitive offers without overpaying, understand when to include conditions and when to waive them, and avoid the mistakes that cost first-time buyers thousands. You'll bid with a strategy, not just a number.

A Trusted Team Around You

We connect you with mortgage specialists, real estate lawyers, and home inspectors we've worked with and trust — so you're not sourcing professionals on your own right before closing. Everyone on your team will know it's your first time and treat it accordingly.

1
Get Pre-Approved and Set Your Budget

Before you tour a single home, we connect you with a trusted Ottawa mortgage specialist to get pre-approved. This tells you exactly what you can borrow, locks in a rate, and signals to sellers that you're a serious buyer. We'll also walk you through the full cost of buying — including land transfer tax, legal fees, and closing costs — so your budget is realistic from day one.

2
Search with Purpose

We sit down with you to understand your must-haves, your nice-to-haves, and which Ottawa neighbourhoods fit your lifestyle and commute. From there, we build a targeted search — not an overwhelming scroll through every listing in the city. We'll tour homes together, point out what to look for and what to watch out for, and help you see past staging to the bones of a property.

3
Make Your Offer and Close with Confidence

When you find the right home, we move quickly and strategically. We'll advise on offer price, conditions, and deposit based on current market activity. We handle negotiations, coordinate your home inspection, and work with your lawyer to get everything across the finish line. On closing day, you'll know exactly what to expect — right down to when you get your keys.

In Canada, the minimum down payment is 5% on homes up to $500,000, and 10% on the portion between $500,000 and $999,999. For homes over $1 million, a minimum of 20% is required. If your down payment is less than 20%, you'll also need mortgage default insurance (CMHC). Most first-time buyers in Ottawa aim for at least 5–10% plus enough to cover closing costs, which typically run 1.5–3% of the purchase price.
You're not legally required to have one, but it's strongly in your interest. As a buyer, working with a buyer's agent costs you nothing — the seller pays the commission. In exchange, you get someone in your corner who knows the market, negotiates on your behalf, and flags issues you might not catch on your own. Going it alone as a first-time buyer in a competitive market is a significant disadvantage.
Pre-qualification is an informal estimate based on self-reported income and debt — it takes minutes and means very little. Pre-approval is a formal process where a lender verifies your income, credit, and financial history and commits to a specific loan amount at a set rate for a defined period (usually 90–120 days). Always get pre-approved before you start seriously shopping. Sellers won't take an offer seriously without it.
It depends on your budget, lifestyle, and long-term plans. Condos offer a lower entry price, less maintenance responsibility, and often better locations for urban buyers. Houses give you more space, outdoor area, and generally stronger long-term appreciation — but come with higher carrying costs. In Ottawa, first-time buyers often start with a condo in the core or a townhome in the suburbs. We'll help you weigh the tradeoffs honestly.
From the time you start seriously searching to closing day, most first-time buyers in Ottawa take anywhere from 2 to 6 months. Getting pre-approved takes a few days to a week. The active search phase varies widely — some buyers find their home in a few weeks, others take a few months. Once an offer is accepted, closing typically happens 30–90 days later depending on what you negotiate. We'll set realistic expectations based on your specific situation.
